Checking climate risk before you buy
Flood, wildfire, extreme heat and coastal erosion are no longer abstract concerns — they show up concretely in insurance premiums, mortgage terms and resale values. Twenty minutes of checking before an offer can save a costly mistake.
The four checks for any property, anywhere
- Flood mapping. Most countries publish official flood-risk maps (river, surface water and coastal). Check the property's plot, not just the town — risk can change street by street.
- Insurance quote before offer. The fastest reality check available: if insurers load the premium heavily or decline cover, they know something about the location. In some high-risk zones cover is becoming genuinely hard to obtain.
- Heat and water stress. For southern Europe and similar climates, ask about summer water restrictions and cooling costs. A home that's cheap to buy but costs a fortune to keep habitable in August is mispriced.
- Local history. Neighbours and local forums remember the flood of five years ago that the listing doesn't mention. Ask directly: "Has this street ever flooded?"
